In terms of customer experience, today we are bringing you the case of Mr. José Antonio, the owner of a flat that has been rented for many years. After renting out his flat, Mr. José Antonio decided to put the apartment back in the market after his previous tenants had moved out, with whom he had had a good relationship.
Fortunately, it didn´t take him too long and he was able to re-rent it, although they already confirmed that they would only lease it for a year.
After a year of having the apartment rented, he decided to terminate the contract and went on to conduct the usual inspection. To his surprise, Mr. José Antonio found extensive damage to the property. The tenants alleged that they knew nothing, that the damage was already present when they moved in and requested their full deposit back or they would complain with the owner and that they would incur in all of the associated costs (trial, lawyers, etc) .
So every-time before renting the apartment, Mr. José Antonio recorded a video of the different parts of the property and in order to demonstrate the conditions of the house, he would have the videos certified, which gave it “legal validity” regarding the certain date, non- precedence, and integrity. In the face of such evidence, the former tenants accepted to have the proportional part of the repair cost of the damages be deducted from the deposit.
